Tenant Selection
How We Select Tenants
Placing the right tenant is one of the most important decisions in property management. A good tenant pays on time, looks after the property and stays long term — reducing vacancy and protecting your investment.
Reside applies a structured screening process to every application to assess suitability before recommending a tenant to you.
-
Identity verification 01
All applicants are required to provide valid photo identification before their application is assessed.
-
Rental history check 02
We review the applicant's rental history including previous tenancies, references from prior property managers and any tribunal history.
-
Income and employment verification 03
We assess the applicant's income relative to the rent to ensure the tenancy is financially sustainable.
-
National tenancy database check 04
All applicants are checked against national tenancy databases to identify any prior defaults, outstanding debts or tribunal orders.
-
Landlord recommendation 05
We present our assessment and recommendation to you before any tenancy agreement is signed.
Property Inspections
Keeping a Close Eye on Your Property
Regular inspections are a key part of effective property management across Sydney, Lake Macquarie, Newcastle, and the Central Coast. They help us monitor your property’s condition, identify maintenance issues early, and ensure tenants are meeting their obligations. Detailed inspection reports are completed and provided to you in writing after each visit, giving you full visibility and peace of mind.
Ingoing Condition Report
A detailed condition report is completed before the tenant moves in, documenting the state of the property with written notes. This forms the baseline for any end-of-tenancy comparisons.
Routine Inspections
Routine inspections are conducted regularly throughout the tenancy in line with NSW legislation. Written reports are provided to you after each inspection.
Outgoing Condition Report
At the end of each tenancy, an outgoing condition report is completed and compared against the ingoing report to identify any damage or required remediation.
Maintenance
Maintenance Coordination
Maintenance is one of the most time-consuming aspects of property management for investment owners. Reside provides professional property management services across Sydney, Lake Macquarie, Newcastle, and the Central Coast, handling all maintenance coordination so you don’t have to manage contractors, tenant requests, or access.
We work with a network of trusted tradespeople to ensure all repairs are completed promptly and to a high standard. For larger works, we seek your approval before proceeding, keeping you informed and in control as part of our structured property management service.
